The soul of Italian homes – Lake Garda

When the house tells who we are (and to who we speak to)

Homes in Italy are never neutral.

Even when we don’t realize it, every home carries with it a precise idea of space, beauty and everyday life. This is what makes our real estate heritage so different from anywhere else: “the Italian home” doesn’t exist, but rather a multitude of styles, eras and ways of living that coexist within the same territory.

Knowing the style of a house you want to buy or sell, helps you understand its soul, intuit the emotions it can evoke, the expectations it creates, and—above all—who it is truly suited for

We have decided to talk monthly, about the types of homes we most often come across in the areas where we work: starting from Lake Garda and continuing through Verona, Cortina and Venice. A journey that is not meant to be merely conceptual, but deeply connected to the homes we manage every day and the way they are lived in, bought and sold.

We begin with Lake Garda.

Historic Palace: living in time

Entering a historic palace or a heritage property, is like making time stand still.  Spaces expand, proportions become more generous and light flows in to enhance decorated ceilings, original floors and walls that tell centuries of life. These are homes built in an era when living also meant representation and this intention is still clearly perceived today.

On Lake Garda, historic architecture is closely linked to the location: town centres, lake views, prestigious landscape settings. The charm of these properties is immediate and powerful, because it is rooted not only in beauty, but in uniqueness. Every palace is different from another, unique for its history, context and details.

Living in a historic home requires awareness. Contemporary comfort is not always immediate: systems may need updating, constraints must be respected, and managing is more demanding than in modern buildings. A project is able to interact with the existing structure without altering its essence, the results can be extraordinary: a home that preserves the prestige of the past and make it suitable with today’s needs.

In the real estate market, these homes work only when they are told for what they truly are: homes with a past, designed for people seeking identity, value and distinction.

Liberty homes: elegance with the courage to stand out

If historic architecture speaks of solidity and representation, Liberty style tells the story of a changing desire. Between the late 19th Century and the first decades of the 20th Century, this style introduced a new language, smoother, more decorative and deeply inspired by nature.

Curved lines, floral patterns, wrought irons, artistic windows: Liberty doesn’t seek discretion, but personality. It’s a style that is immediately recognizable, found on Lake Garda mainly in villas and urban palaces built as holiday residences.

A Liberty home is never anonymous. It has a precise and elegant personality, sometimes daring, always recognizable. Those who choose it, are not looking for a “neutral” home, but for one with a strong identity.

From a living perspective, these homes may offer less flexible distributions compared to contemporary standards and require careful restoration work. Every design decision must respect its original language. But when Liberty architecture is enhanced, preserving its distinctive details while dialoguing with contemporary interiors, the result is a house of great charm, able to stand out sharply on market.

This is not a style for everyone. And this is the reason why it makes it so interesting.

Contemporary homes: living today

Alongside historic architecture and decorative style languages, Lake Garda today tells a new story of living: that of contemporary architecture and new constructions. Here, design starts from current needs. Essential volumes, clean lines, big glazed surfaces and a strong continuity between indoor and outdoor spaces.

Contemporary houses place the everyday quality of life at its core: fluid spaces, open living areas, usable terraces, selected materials and advanced technological solutions. It is a style that seeks balance between aesthetics and functionality, with increasing attention to energy efficiency, comfort and sustainability.

Form a real estate perspective, these properties offer a great advantage: they require no structural work and allow for an immediate enjoyment, without technical compromises.

On Lake Garda contemporary architecture represent a value-driven choice: for those desiring a new and efficient home, designed for today’s way of living, with an eye to the future.

Style as a key to understanding (and selling)

Every architectural style reflects a different way of living, experiencing space and imagining the home.

Understanding this allows us to tell each property’s story authentically, without forced narratives—by reaching the people who will truly appreciate it.
