In this appointment we went to interview Alessandra Marconi, entrepreneur and founder of Domus Management.

Hello Alessandra, can you tell us who you are? What do you do and what is your role?

I am Alessandra Marconi, I live by Lake Garda and I love it. I enjoy observing it and seeing how things change here. I am an entrepreneur and have been working in this area for 20 years.

How did you start your business, and what challenges have you overcome?

I founded the current Domus Management, initially Domus Secunda, in 2003, driven by the desire to start an entrepreneurial activity on Lake Garda. Our area is still a destination for those looking for a second home. Here, the owners are the first “tourists” in their homes, and I decided to dedicate Domus’ services to them. There was no professional service to rely on for property management. I observed how the properties were used by their owners, how often, and realized they must be pleasant places to spend holidays, where someone takes care of all the necessary activities.

In the beginning, one of the main challenges was building trust with the owners while developing a network of professionals for management. A proper balance between empathy to act with the same care and attention as the owners, and professionalism to enter their exclusive gates always with utmost respect. Today, Domus manages a network of about 250 suppliers, and the services are constantly evolving. We aim to cover increasingly comprehensive demands, which is why I decided to invest in both internal and external professionalism.

In 2013, Domus Rental was born, a company dedicated to the professional management of tourist rentals, one of the most important services offered to our clients. A property can also become a source of income. Today, Domus Rental manages over 70 villas and apartments throughout Lake Garda, Verona, and Vicenza. Since August, it has become part of the Emma Villas Group, ensuring our owners a continually higher level of service.

What do you do in your free time?

I live near the lake and love swimming in its waters in the evening. It’s very relaxing. In my free time, I love traveling, which also helps me better understand our guests’ needs, and reading.

What innovations are happening in the world of tourism? What needs are expressed by property owners and/or renters? What are entrepreneurs doing to meet new demands?

In the world of tourism, particularly on Lake Garda, we are witnessing a significant evolution in the demands and expectations of both owners and renters.

One of the emerging trends is the search for luxurious environments with a lot of privacy and exclusive services, a trend particularly evident with the opening of new 5-star hotels in the area. This indicates that the clientele will be increasingly demanding and high-end, requiring high standards in every aspect of their stay.

To meet this growing demand, it is necessary to ensure an overall appropriate environment. It’s not just about improving accommodation facilities, but also offering efficient dining and transport services, high-quality shopping experiences, and promoting local excellences like wine cellars. The entire entrepreneurial fabric must be ready to meet the needs of a clientele accustomed to excellence.

In our case, we can support this demanding clientele by offering not only high-profile hospitality but also the privacy and exclusivity of a well-managed villa.

Owners are looking for a reliable partner who can ensure the care of their properties, maintaining their value. A single point of contact capable of ensuring smooth and timely management, minimizing the “stress” associated with ownership.

Clients who rent our villas for a short period want stays that combine comfort, authenticity, and high-quality services.

They appreciate the ease of communication at all times, from booking to check-in and throughout the stay, and seek properties that are well-furnished with contemporary design, requesting services such as in-villa dining, special boat trips, and pre-arranged transfers.

Reliable internet connectivity and advanced technological services, such as smart TVs and adequate spaces for working, have become essential requirements for smart working and vacations for teenage children.

In conclusion, the needs of owners and renters are pushing towards increasingly sophisticated and professional property management.

Attention to detail combined with innovation and the ability to personalize each experience is necessary to maintain and increase the value of properties and meet the needs of an increasingly diverse and demanding clientele. This integrated approach is the only way to continue offering a service that meets expectations and ensures success in the tourism sector.
